Terms of Service

1. The Service

TinyEscapes is an online marketplace that connects guests with independent property hosts offering unique tiny house and eco-retreat stays. We are not a party to rental agreements between guests and hosts; we facilitate the booking process and provide the platform infrastructure.

2. Eligibility

You must be at least 18 years of age to create an account or make a booking. By using the Service you warrant that all information you provide is accurate, current, and complete.

3. Account Registration

You may browse listings without an account. To complete a booking, you must register using a valid email address. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. Notify us immediately at legal@tinyescapes.com if you suspect unauthorised access.

4. Bookings and Payments

• All prices are displayed in EUR and include applicable VAT unless stated otherwise.
• Payments are processed securely via Stripe. Your card details are never stored on TinyEscapes servers.
• A booking is confirmed only upon receipt of full payment and our confirmation email.
• TinyEscapes charges a platform service fee disclosed at checkout.

5. Cancellation and Refunds

Cancellation policies are set by individual hosts and are clearly displayed on each listing page before you book. General guidelines:

• Free cancellation: available on listings where indicated, up to the deadline shown.
• Partial refund: cancellations within the restricted window may incur a penalty as specified per listing.
• No-show: no refund is issued for no-shows or early departures.

The platform service fee is non-refundable except where a booking is cancelled due to an error on our part.

6. Guest Conduct

Guests agree to treat each property and its surroundings with respect, adhere to the house rules communicated by the host, and leave the property in the same condition as found. TinyEscapes reserves the right to charge guests for damages exceeding the security deposit or to ban repeat offenders from the platform.

7. Intellectual Property

All content on the TinyEscapes platform — including logos, design, text, and photographs — is the property of TinyEscapes SIA or its licensors and is protected by EU intellectual property law. You may not reproduce, distribute, or create derivative works without prior written consent.

8. Limitation of Liability

To the fullest extent permitted by applicable law, TinyEscapes SIA shall not be liable for indirect, incidental, special, or consequential damages arising out of your use of — or inability to use — the Service. Our total aggregate liability shall not exceed the total fees paid by you to TinyEscapes in the 12 months preceding the claim.

9. Governing Law and Disputes

These Terms are governed by the laws of the Republic of Latvia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Rīga, Latvia, unless mandatory consumer protection laws in your country of residence provide otherwise. EU consumers also have access to the European Commission's Online Dispute Resolution platform at ec.europa.eu/consumers/odr.

10. Changes to These Terms

We reserve the right to modify these Terms at any time. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms. We will notify you of material changes via email or a notice on the platform.
